Raising monthly levies
Updated 13 Oct 2026
Levies in CommunityDesk come from the scheme’s approved budget. You raise them one calendar month at a time, and every unit gets a numbered invoice.
Before you raise
- Levy settings (Settings → Levies): how the operational levy is shared between units (participation quota, equal split or land size), the day levies are due, the CSOS levy settings and interest on overdue balances.
- An approved budget (Finance → Budget): its operational and reserve fund amounts set the monthly levy pools.
Sectional title schemes are required by law to share levies by participation quota (PQ). CommunityDesk works out each unit’s PQ from its floor area.
Raise a month
- Go to Finance → Levies and choose Raise Levies.
- Check the pools taken from the active budget, and how they’ll be shared.
- Pick the billing month. Months already raised are marked.
- Choose Raise Levies.
CommunityDesk creates one invoice per unit with its operational levy, reserve fund levy and CSOS levy. If water, electricity or sewer readings for the month are ready under Utilities, those charges are added to the same invoice.
Captured the meter readings after raising? Open the levy period and choose Recalculate. It adds the utility charges without touching anything already on the period.
Send statements
Go to Finance → Statements to email statements to the owners on record, or print one for a single unit. Owners can also see their account at any time in the owner portal, under My Account.
Special levies
For a once-off amount, such as a roof repair the trustees have approved, use Raise Special Levy on the Levies page instead.
Raise levies only once the budget has been approved by the trustees. Changing levy settings later doesn’t change months already raised.
